Bloomingdale Market Conditions

Location Characteristics: Although the Village of Bloomingdale's diverse population has grown 570 percent in the last two decades, the Village's nearly 20,000 residents (expected to reach 25,100 by 2010) still enjoy an unhurried lifestyle in a community situated amid plenty of open spaces. While boasting a wide and varied commercial/industrial base, fully 85 percent of the Village's eight square miles is residential property + open space. Commercial, office and retail development have been carefully integrated into the community to preserve Bloomingdale's comfortable ambiance and exceptional quality of life.

Five major shopping areas - including the 1.4 million square foot Stratford Square Mall, one of the Chicago suburbs? premier regional malls - and several surrounding convenience centers offer all the goods and services residents need.

In addition to hundreds of retailers, many other employers make their home in Bloomingdale. The 160-acre Covington Business Park and sprawling Comark office campus house a number of regional and even national headquarters to such companies as Mary Kay Cosmetics, Buss America, Grohe America and several others.

In addition to shopping and other conveniences, Bloomingdale also offers residents a wide and exciting variety of housing options. Although the community was originally founded in 1833, more than 85 percent of homes here have been built within the past 20 years. Residential developments were planned and built to take full advantage of nature's existing landscape; safe, quiet neighborhoods feature tree-lined streets reflect the country-like ambiance that distinguishes Bloomingdale from other DuPage communities.

The Village has continued to balance a reduced reliance on property taxes as a source of operating revenues while still expanding its revenue base. Since implementing a 10-year comprehensive "Quality of Life" Community Plan to eliminate property taxes as a revenue source for the Village, the property tax rate has been reduced by 61% over the past eight years.

Residents have almost 30 clubs, organizations and civic groups they can join to become actively involved in various aspects of community life. Bloomingdale boasts one of the midwest's largest pet sanctuaries, offers an array of social services through local township offices and programs, and maintains a community-wide tree-planting program (Bloomingdale was recognized as a "Tree City USA" in 1996 by the National Arbor Day Foundation) and an on-going agenda for improvement of Village services.

Bloomingdale's growth has consistently exceeded that of DuPage County; but while business and residential growth have been prevalent, it not been at the expense of the Village's heritage. The two-story frame schoolhouse built in 1871 still stands, now housing a western wear shop; it is the cornerstone of "Old Town Bloomingdale." The unique area at the southwest corner of Lake Street and Bloomingdale Road features a mix of specialty shops, restaurants and offices.
